Description

The villa is located between Pietrasanta’s historic center and the sea, 1200 meters (0. 7 mi) away from the beach and 3 km (1. 8 mi) from the center of Forte dei Marmi, among the greenery, 50 meters (165 ft) from the golf club. In addition to another golf course nearby, the surrounding area has 2 stadiums, 8 tennis clubs, riding school and numerous galleries of contemporary art. The many opportunities for sport and pristine environment have made it possible in 2011 to declare Forte dei Marmi the most athletic town in Europe. This region is famous for its gourmet restaurants, designer boutiques, antique markets and locally manufactured goods that are so popular among tourists.

The property has total floor space of 450m2 and includes a central air conditioning system. The living space is situated on 3 levels.

Ground floor: a fully equipped kitchen, living and dining room (approx. 100 m2), study, guest bathroom and storage room. Also on this level you can access a large sunshade covered terrace (200 m2), which can comfortably accommodate dozens of guests.

First floor: 4 bedrooms, 4 en-suite bathrooms, one of the bedrooms features a large separate dressing room, 2 other bedrooms have built in wardrobes.

Basement floor: the lower lever of the villa houses a large living room, wine cellar, 3 rooms that can be used as bedrooms, 2 bathrooms, laundry room, and service room. The laundry room features all the necessary appliances by Miele. The 1000-bottle wine cellar is equipped with climate control system.

The kitchen is fitted out with top-notch appliances. Only natural materials were used for decorating the kitchen area and entire house. The kitchen also boasts antique handmade tiles in its decor, while the bedrooms and dressing rooms have oak parquet floors. Bathrooms on the ground and first levels include heated marble floors.

The private garden occupies 1. 5 acres of land, and features an 8x18m (26x60ft) swimming pool, gazebo with summer kitchen (grill, water, gas), covered parking lot for 3 cars and parking without a shed for 10 cars. Video surveillance system and automatic watering system are installed.

Powerful solar panels are fitted on the roof of the property. This allows considerable saving on electricity and hot water supply in the spring and summer months.

The deep artesian well also dramatically reduces the cost of operating the entire complex by providing water supplies used for irrigating the garden and filling the swimming pool.

The artesian well and solar panels allow achieving significant savings on the annual cost of home maintenance and that of the surrounding area.

Pietrasanta is a small town on the coast of northern Tuscany in Italy, in the province of Lucca. Pietrasanta is part of Versilia, on the last foothills of the Apuan Alps, about 32 km (20 mi) north of Pisa. The town is located 3 km (1. 9 mi) off the coast. The Pietrasanta Marina, with golden sand and luxurious equipment, is considered one of the best beaches of Italy.

Between Marina di Pietrasanta and Forte dei Marmi is a wonderful natural oasis - that is Versiliana Park. Within the park lies the Villa La Versiliana, a historic building constructed in 1886 that housed the poet Gabriele D’Annunzio in the early years of the 20th century. This site is where an annual theatre festival now takes place in the summer.

The area, like most of Tuscany in general, has long enjoyed the patronage of artists. Pietrasanta grew to importance during the 15th century, mainly due to its connection with marble. Michelangelo was the first sculptor to recognize the beauty of the local stone and to this day the town is still famous for its art schools and sculpture workshops.

The climate is very temperate with an average of 270 sunny days a year, water temperature in the Tyrrhenian Sea never falls below 24°C from May to September and the average air temperature is 28°C. The town of Pietrasanta is a mere 25-minute car ride to Pisa and a 20-minute ride to Lucca. Getting to Florence only takes 1 hour, Monaco – 2. 5 hours. Pisa international airport is a 30-minute ride away.
